Overall summary of the Zafar-Kazerun administrative-commercial project:


The Zafar-Kazerun project has an administrative – commercial use. The site of the project, which was also known as the building of the new branch of Saman bank, was located on a 900 square meters land in the north of Tehran at the intersection of Shahid Dastgerdi (known as Zafar) and Kazerun streets. Istasazeh corporation was in charge to design and implement the stabilizing system, Drainage system, Excavation operations and transferring soil from the site of the project. Based on structural and architectural plans, the maximum depth of excavation by considering the thickness of designed foundation was 18 meters from the ground. Upon completion of the walls stabilization operation and according to the final impression of the surface of the stabilized walls by surveying engineers, the total surface area of the stabilized walls was 2100 square meters.  One of the prominent activities in this project was the use of reciprocal support system (Struts) for the first time in urban excavation projects to stabilize the eastern and western walls of the excavation.


Challenges of the Zafar-Kazerun administrative-commercial project:


In every excavation project, one of the first and most important items that should be considered accurately, is the situation of surface features, neighbor buildings and their overhead loads, main street and local access road, existence of trees and green areas and urban facilities such as electricity and piping networks. The location of the Zafar project being adjacent to the combination of street and access road, neighbors’ yards and multistory administrative and residential buildings, was next to the Zafar street from the north, a five-story (with one basement) and a six-story (with two basements) buildings and their yards from the east, a five-story (with one basement) building and its yard from the west and two four-story (with one basement) buildings from the south.

From the first step, being in such a neighborhood with a lots of residents and owners due to the number of buildings, it was a challenge to satisfy all of them for drilling operations. Because any drilling operation for boreholes of the reinforcing elements such as nails or anchors, based on law, needs the permission of all of the neighbors. Otherwise, they would have a right to complain about it and it may even cause the project closure. The western neighbor of Zafar project asked for a large and unreasonable amount from the project client to allow for drilling operations under his property. So, by the request of the client, corporation was expected to design a safe stabilizing system without trespassing to the western neighbor’s territory.    

In the most of the civil operations, having an open space and sufficient operating radius in site is an important factor. In the case of excavation project, it is much more important. Because it’s usual that various labor crews and equipment such as welding crew, digging crew, excavator and drill wagon work simultaneously in site. So, it’s necessary to provide enough space for each of them and because of the big difference between length and width of the rectangular site of the project, it was a real challenge. On the other hand, operation of struts in all across the side had highlighted this challenge.

Legal sensitivities about the project had required more accuracy in operations. Each level of excavation had to be done carefully and monitoring operations of the project had to be more sensitive.


Solutions in the Zafar-Kazerun administrative-commercial project :


The failure of acquiring the legal permission to reinforce the eastern and western walls of the excavation because of their adjacency to the administrative buildings in the neighborhood, resulted in the proposal of a strutting system to stabilize the excavation walls. To stabilize the southern walls the methods of nailing, anchorage, and soldier piles were used. Stabilizing the northern wall was also constructed by the nailing method. The excavation angle of the reinforcement boreholes was increased to avoid damaging the sub-ground installations such as water and gas pipes.

Every step of the construction including excavating the shaft for the Strutting system, installing and transferring steel parts for braced excavation, welding, and excavating the reinforcement boreholes was done with regard to the safety protocols and with minimal disturbance to the neighbors to prevent any complaints.

The extreme effort dedicated to the work resulted in a harmony between the staff and the machinery despite the limitations caused by the deficiency of workspace. The working team also tried to optimize their decisions and managed to guide every aspect of the construction on the schedule.
