Jamshidieh residential project – 32nd is one of the demolishing and excavation operations of Istasazeh corporation in the 1st district of Tehran. This project took place in a site with an area of 1280 square meters and a substructure of 11000 square meters. Istasazeh corporation managed all geotechnical operations of this project. These operations include studies on geotechnical characteristics, soil mechanics and foundation engineering of the project which were used to determine the geotechnical parameters needed to design a earth retention system for excavation walls. It is clear that these operations should be the first step in beginning any stabilization or excavation project. The importance of these prior operations and studies were because of their ability to provide parameters and results about soil mechanics and foundation engineering required to design a stabilization system for excavation walls.

After the first process had finished, engineering and design team visited the project site according to the instructions of the client and as a result, the procedures for designing the stabilizing system for excavation walls and drainage system parallel to complementing any required drawings or plans started on the schedule. Demolishing the constructions on the site began by the demolishing and excavation unit after all the necessary technical confirmations had been acquired from the construction engineering organization of Tehran by Istasazeh corporation.

Demolishing the existing structures on the site is the first step to build any new structure. so, in stabilizing and excavating projects there should be a demolishment of existing structures and transferring the wastage in complete accuracy and precision before any other operation such as preparing the building site or supplying the materials or hiring workforce starts. Regarding to the natural hazardous property of this operation, it is necessary to proceed with caution and patience according to the schedule and following the safety regulations.

The location of the residential project of Jamshidieh – 32nd which is on the dense neighborhood of Niavaran and which is adjacent to other residential buildings created some problems for the demolishing process, for example the noise caused by demolishing operation disturbed the neighbors and as a result there were some complaints regarding the destruction so, the operation had to stop several times to address this issue and therefore the project had to be suspended for a short time. In addition, there were some other complaints about the dust created by this operation by some near neighbors. The position of the construction site relative to other surrounding buildings also made several problems and the process had to be slowed down to avoid damaging the nearby buildings. The old trees around the building had to also be wrapped to protect them from getting damaged during the demolishing process.

Jamshidieh Park, one of the biggest and most crowded parks of Tehran, which is not far away from the project site made some problems including the increasing traffic at weekends and cars parking right outside the construction site so there was some difficulty regarding to the transition of the waste.

One of the other challenges was to protect building services, pipes and all the different meters inside the project site. Some problems were also caused by old wooden electric light poles outside the site and the electric meter box which was on the main structural wall of the building.

Solutions in Jamshidieh Residential project – 32nd (demolition):

To avoid the disturbance caused by demolishment, the project management decided to limit the usage of noisy machinery and to shift the responsibility of demolishing the structures to the workforce. According to the revised schedule, destruction machineries and the grabbing crane had to operate in limited hours of a day to minimize the disruption to the neighbors. Besides, transferring the waste was arranged in a way to reduce the disturbance while keeping up with the speed of destruction.

To reduce the amount of dust created by demolishing the walls and roof, the client provided big water tanks on north and south side of the project site. This water was used to pour on dust making materials to limit the dust from spreading as much as possible and thus reduce the disturbance caused by it.

To ease the transportation of the waste and reducing the traffic caused by personal vehicles going to Jamshidieh park, arrangements was made with the traffic police to place traffic barriers around the site to reduce the traffic. The northern wall was also destructed to facilitate the transportation process by allowing trucks to enter the site.

To protect the electric meter from causing any problems, it was relocated to a safe spot with supervision of electrical experts from the department of electricity of Tehran and the old wooden light poles on the east side of the site were wrapped, armored, and reinforced to help them withstand any probable hazards.

It is important to note that during the project all safety protocols (PPE) have been addressed by the workforce and the client. Work gears such as head protection, hand protection gloves, face masks, protection vests, safety boots, and safety harnesses were used to minimize the risks.
